Quick take
Burwood is the inner-west's Korean-Chinese family suburb. 15 minutes by train to the CBD, packed with Asian restaurants, anchored by Westfield Burwood and MLC / Strathfield Girls catchments. Rent is mid-tier — pricier than Hurstville, cheaper than Chatswood — and the value comes from the combination of school catchments + transport + community.
If you're a family with school-age kids and Korean or Chinese background, Burwood is one of Sydney's strongest fits. If you want quiet residential streets and big backyards, look further west or south.
Is Burwood actually good to rent in?
For Korean and Chinese families specifically — yes, one of the best fits in Sydney.
What it gets right: dual catchment access to MLC (private girls) and Strathfield Girls (selective public), Korean BBQ scene that rivals Strathfield's, Westfield Burwood for everyday shopping, T2 + T3 train lines for direct CBD and Parramatta access, and a Korean community deep enough that bilingual professional services (GP, accountant, lawyer) are abundant.
What it gets wrong: housing stock is mostly 1990s-2010s mid-rise apartments — fine but unremarkable. Burwood Road is busy and noisy. Open-inspection competition is fierce — family-friendly listings get 30+ applications.
What it feels like to live here
Weekday lunchtime around Burwood station: dense Asian-majority crowd, mix of Korean and Mandarin in shops, queues at every Korean BBQ and bingsu place. Westfield Burwood is the everyday anchor. The Burwood Road shopping strip runs from the station south — restaurants, supermarkets, bubble tea.
Residential streets a few blocks off Burwood Road get quiet, but you're close enough that ambient noise from the road and Westfield is constant.
Who lives here
Burwood (postcode 2134) has one of Sydney's strongest Korean communities, alongside a large Mandarin-speaking population. Cantonese is present but secondary. Renter mix: established Korean families, Chinese parents renting for MLC / Strathfield Girls students, Indian families spilling over from Strathfield.
Cost of living
Typical rent ranges:
| Property type | Typical band |
|---|---|
| 1-bed apartment | $570-780/week |
| 2-bed apartment | $800-1,050/week |
| 3-bed apartment | $1,050-1,400/week |
| Townhouse | $1,000-1,350/week |
| Older house | $950-1,300/week |
About 10-15% cheaper than Chatswood, 20-25% more expensive than Hurstville.
Getting around
Trains: T2 (Inner West & Leppington) and T3 (Bankstown) lines. To Central in 12-15 min, Town Hall 15-18 min, Parramatta 18 min. One of the best train-connected suburbs in Sydney.
Buses: dense network east-west — 415, 461, 480.
Walking: Burwood centre is very walkable. The grid layout is forgiving.
Driving + parking: parking is the main pain point. Westfield is paid; on-street is metered or 2-hour zoned. Strathfield Council issues residential permits.
Schools
This is why families specifically choose Burwood:
- Burwood Public (K-6) — high-performing
- Strathfield Girls High (7-12, selective stream) — top-15 public school in NSW
- MLC School (private K-12 girls) — top-tier private, Strathfield campus walkable
- Sydney Catholic schools — Trinity Grammar (boys, Summer Hill, 10 min)
The MLC / Strathfield Girls catchment is what drives much of the rental demand.
Property types
Burwood is apartment-heavy (~80%). The split:
- 1990s mid-rise along Burwood Road and side streets — solid but dated kitchens
- 2010-2020 newer build clustered near the station — premium, gym/pool common
- 2020+ high-rise around the western end of Westfield — new but check defect history
- Federation houses — rare, expensive, mostly sold rather than rented
What we'd check at a Burwood inspection
Drawing on what we see in similar inner-west suburbs:
Burwood Road noise. Apartments fronting Burwood Road get measurable traffic noise into the late evening. Acoustic glazing helps but doesn't eliminate.
Westfield foot traffic. South-facing apartments near the centre get evening foot traffic until 10pm.
Strata defect levies on 2015-2020 builds. Several Burwood high-rises had cladding remediation in 2021-23. We pull strata records to verify whether levies are pending.
Catchment verification. Critical here. If you're renting specifically for Strathfield Girls or MLC, the catchment boundary cuts through Burwood at unexpected angles. We confirm by postcode line.
Air conditioning. Burwood is inland; summers regularly hit 35-40°C. Most newer builds have it; some mid-rise from 2005-2010 don't.
Mistakes overseas renters make in Burwood
- Renting Burwood Road frontage for the views. Noise is unrelenting.
- Assuming any Burwood address gets Strathfield Girls. It doesn't — catchment is precise.
- Not budgeting for Westfield parking. Adds up fast.
- Trusting "near Westfield" to mean walking distance. Sometimes it's 12 minutes uphill.
Burwood vs other suburbs

| Cheaper, similar Korean community | Eastwood |
| Same area, better schools | Strathfield (next stop) |
| Same train line, less density | Croydon |
| Newer apartments | Rhodes |
| More space per dollar | Burwood Heights / Croydon Park |
