What's already included at $79
The base $79 includes:
- Inspector attends the open inspection in person. Not video call — physical attendance.
- Full video walkthrough. Every room, every angle, including spots photos don't show (under the kitchen sink, behind doors, balcony noise).
- Photographs of any issue worth flagging — mould, cracks, dated wiring, gap around windows.
- Agent Q&A. You provide your top questions in advance; we ask them on the day and record the agent's verbatim answers.
- Written report. Numbered red-flag list, point-by-point answers to your questions, and a sign / don't-sign recommendation.
- 48-hour turnaround. Most reports go out same-day for morning inspections.
What's not included
- Building inspection (structural / pest). That's a separate licensed inspector (~$400-600). We can refer you if needed.
- Lease negotiation. We don't negotiate on your behalf — we give you the facts, you decide.
- Property purchase due diligence. This service is for rental inspection only.

Why we charge $79 (not less, not more)
Cheaper services exist on Airtasker — usually $40-60 — but they typically just send 5-10 photos with no written report and no Q&A. We've seen tenants sign based on those and then discover real issues after move-in.
More expensive "rental advocacy" services run $200-400, but most of that fee is for lease negotiation we don't do. If you only need the inspection itself, $79 is the right price.
Frequently asked questions
Is the price per property or per visit?
Per property. If you want us to inspect 3 properties in the same week, it's $79 + $69 + $69 = $217 total. Add the comparison + recommendation add-on ($69) and you get a written side-by-side analysis for $266 total.
Do I pay before or after?
After. We deliver the report first; you pay once you've reviewed it. Bank transfer or PayID — no credit card needed.
Are there any hidden fees?
No. Travel anywhere in Greater Sydney is included. No fuel charges, no booking fees, no admin fees.
What if the inspection gets cancelled by the agent?
We don't charge if the inspection doesn't happen. Some Sydney agents cancel inspections at short notice; if that occurs we let you know within an hour and reschedule for the next available time.
Can I get a refund if I don't like the report?
We don't refund based on the report's conclusions (e.g. "the report says no, but I was hoping for yes") — we get paid for the work, not the answer. If the report has factual errors, we'll correct and re-issue at no charge.
What's the cheapest option if I want multiple properties?
Bundle multiple in the same week. $79 first + $69 each additional + $69 for written comparison = best value for comparing 3+ listings.
