The 6 components of every report
Every Sydney rental inspection report we send contains:
1. Full video walkthrough
Continuous footage of every room, taken on the day at the actual inspection. Not a stitched-together highlight reel. The reason: edited highlights hide the connecting moments (the actual width of the hallway, the real distance from front door to bedroom, how the lighting changes as you move through the space). Raw footage is more useful than a polished version.
Typical length: 4-8 minutes for a 2-bed apartment, 8-15 minutes for a house.
2. Categorised photo set
Each photo tagged by room or area:
- Living area
- Kitchen
- Bedroom(s)
- Bathroom(s)
- Exterior + yard
- Building / block (for apartments)
- Other notable
You can flip through them by category — see the Oatlands case study for an example. Photos focus on what listing photos don't show: under sinks, behind doors, ceiling corners, edge of carpet, mould-prone areas.
3. Point-by-point answers to your questions
You provide your questions before the inspection — typically 5-15 things. We ask each one of the agent on the day and write down their verbatim answer plus our own observation.
Format:
Q: Is there air conditioning in the bedroom? Agent: "Yes, ducted, runs off the main system in the hallway." Our note: Confirmed ducted vent in bedroom ceiling. AC unit on roof has manufacture date sticker showing 2019 — about 6 years old, mid-life for a ducted system.
4. Red-flag list
Numbered issues we noticed, with severity:
🔴 High priority: Mould visible behind shower screen in main bathroom — looks recent (within 3 months) based on growth pattern.
🟡 Medium priority: Gap between window frame and wall on living room west-facing window (~3mm). Likely energy-loss issue in winter.
🟢 Low priority: Skirting board chipped in entry hallway. Cosmetic only.
5. Sign / don't-sign recommendation
A one-line opinion, then 2-3 sentences explaining.
Recommendation: Worth signing if you can negotiate $20/week off for the bathroom mould issue, otherwise pass.
We don't hedge. You hired us for a judgment call.
6. Comparison + add-ons (optional)
If you booked the comparison add-on ($69), the report also includes:
- Side-by-side scorecard across all properties you booked
- A combined recommendation across the set
- Strengths and weaknesses of each option
How you receive the report
Two options:
- Email PDF. Single document, ~2-4 MB. Easy to forward to family or 留学中介.
- Web link. Living URL that includes embedded video. Shareable. You can open it on a phone in the car park while talking to a guarantor.
Most clients want both. We send both by default.
How long does it take?
48 hours from inspection time, maximum. Most reports go out same-day for morning inspections.
If you need it faster (e.g. you have 24 hours to apply), tell us before we book — we can prioritize urgent ones.
Frequently asked questions
Can I get the raw video without the written report?
Yes, for $69 instead of $79. We don't usually recommend it though — the written report is what makes the inspection actually useful for decision-making. Raw video alone is hard to act on.
How long do you keep the report?
Forever, on our internal records. We can re-issue lost reports any time.
Can I share the report with my parents / partner / agent / lawyer?
Yes — you own it. Share freely.
What if I have follow-up questions after reading the report?
Reply to the email. We answer follow-up questions for free for 14 days after the report is delivered.
Will my parents in China be able to read the Chinese version?
Yes. Every report can be issued in English, Mandarin, or both. The bilingual version is the default for our overseas Chinese clients.
